US076: Job Done!

This elegant, Tudor style property has now been restored to its former glory.

A wide range of jobs have been done: Hardwood floors shine, walls are repaired and look smart with new paint. Kitchen is new and bathroom looks great. Plumbing and heating are restored. Plus a range of smaller bit essentail repairs, such as new light fittings, new carpetting and sockets.

All now looks new, from repainted basement to roof. The owner is now in possession of a valuable property.

We estimate its value as now nearly DOUBLE what the client paid just a couple of months ago, with room for price to go further over next couple of years and beyond. If that isn’t a cracking investment, we don’t know what is!

We keep repeating the mantra – this is a once only opportunity to buy good American property for…peanuts. It’s very much for real, as this project illustrates. The key is to select a bargain like this house and let us take the hassle of refurbishing it. That way lies big profits.

US073 Cheyenne; Work well under way

This nice house is shaping up well. After removal of old carpets, repairs and painting has commenced. Repairs include replacing of old lights with smart new ones. Making good damages to walls and sundries, such as air vents and doors, and some plumbing - making sure everything will function properly.

Stairs to the basement have been covered in hard wearing tiles. And down there, further work has been done on the furnace. It’s proving a tricky machine to get running as the model isn’t common. However, we’ll find a suitable replacement.

Last major job is fitting the kitchen. The previous owners left in midst of refurbishing their kitchen and we have a “bare canvas” to work with. Once done, this will finish off a super house that will provide an excellent home for its tenant and good income for its owner.

After a very pleasant Christmas break, it’s time to update on some of our USA building projects, starting with a job that has been completed in short order and to budget.

A look through the new pictures below shows what a smart place it is now. Nice sunny paint job, new plumbing, new electrics, brickwork repairs to the chimney inside, refurbed bathroom and kitchen (note the new cabinet knobs).

And not to forget the brand new roof on house and garage!

All has been sorted out, down to fitting a smart brass effect lamp and new post box to side of front door.

That this is a very desirable property now is confirmed by the ease with which our rental manager found a good tenant.

All in all, a successful project. The owner had bought with the building works included in the contract of purchase. They have got exactly what they ordered and quickly. Probably no longer than if you were buying a house without works.

We often say this, but it’s always worth repeating. To buy a property like this NOT renovated at this price is a bargain. But to buy full refurbished and with tenant lined up is HUGE VALUE FOR MONEY. Given a bit of time, our clients stand to make big profits.

The exit strategy is clear – sell to USA families or investors, as they can pay more due to being able to access mortgage finance. That plus the rise in prices on these giveaway properties over next year or two, and the capital gains should be very significant.


US061 Mansfield; New Project Started

Mansfield project under way

Great house, with classic colonial features, such as window shutters, enhanced with pretty window and door awnings. But, and there’s always a “But”, a couple of local troublemakers had been using the garden and garage of the house as their own personal recreational space recently. But sorting our such issues is part and parcel of our service.

The crew we chose for this job are two local guys from a block away. They know the area and these individuals, so were well placed to deal with the problem, which is now resolved. No way these two guys want their fledgling refurb career with us undermined! This is a classic benefit of providing runs of works to crews.

First job, to enhance security, was to replace front and side doors. And repair the garage door which had been broken into.

Then, during a dry spell, shutters and windows and garage were painted.

Moving inside, they stripped off all the old carpets and bad floor covering. This uncovered a lovely hardwood floor – quite typical for houses of this sort. This will be sanded and varnished. All other debris and unnecessary items were also removed.

All is set fair for rapid completion on this nice house.

New kitchen and flooring installed on US043

What a change a few weeks make!

This house needed quite a lot of work to bring it back to its former glory. It’s been one of our bigger projects, but the crew have really set about it and made a big improvement.

Here are pics of the new kitchen…the flooring has been replaced too (including basement stairs) and blinds have been added. The grout still has to be cleaned off the new tiles on the splashback and cabinet handles will be added soon. All plumbing has been replaced in the kitchen too.

Virtually all the interior works have been done on US043 and the builders are now going to complete the exterior and roof as unfortunately, bad weather has held us back earlier from doing this.

Works are scheduled to finish on Sunday as the tenants are due to be moving shortly, subject to their credit checks. After that, the crew will be onto a new job!

US043: Buckingham Job Starts

This is a bigger job than typical. The property has been empty for nearly two years due to the foreclosure process and during that time, was not kept up. A shame as it’s a fine property, with well kept neighbouring property . But, regardless of what went on before, our crew will soon bring order.

Main tasks will be to totally remove the (often smelly) carpets and general debris in house. Repaint kitchen cabinets and replace kitchen window. Repair sundry damages. Glass block basement windows. Upgrade most of plumbing, sanitary units. Fix wiring and replace sockets and lights. Add new radiators and replace roof. Plus various outside repairs, particularly to the front veranda. Should keep the guys quiet for a while!

US037 Courville; Works nearing completion

Works have been a little delayed on US037 Courville as the building team have to assist with a  second project.  The tenants are not due to move in till later this month, so there’s enough time to cover this other work.

However, things are looking smart now in the Courville street house and there are only a few days left of work to do before this property before it’s is finished and up to code.

All painting has been completed; just about every paintable surface in the property has been done and carpet is being put down now. It’s a really high quality wool based one with underlay and is hotel grade. It’s like walking on a mattress! We asked Derrick why he’s putting down such super carpet; heck, it’s better than what we have in our homes!  Apparently as he puts so many people on to the supplier, he gets special rates. But, we think he’s just got a carpet “thing”. He’s always talking about carpets and refuses to use carpet layers, saying they might mess things up!

The boiler is being replaced and a new one was delivered yesterday which is currently being installed.

In short, we think the owner’s getting geat value for money on this job. The house has been transformed.

US053 Sorrento; Works completed

Works have just been completed today on US053 Sorrento and the tenants are now moving in. A few extra things needed to be done such as replace the tiling in the family bathroom and re-glazing the tiles to freshen the room up.

Those carpets kept have been cleaned and in the living room the hardwood floors have been varnished.

All in all, a quick but effective job done. The builders will be moving onto a new, much larger project that will be starting next week and we will be blogging details on that very shortly.

US053 Sorrento; Mid Work Photos

Works on US053 are progressing quickly and these photos were taken on Friday, after just 3 days work. Property is scheduled to be completed today or tomorrow as tenants are looking to move in asap.

The builders have lifted the old carpet from the living room to expose the nice hardwood floor and have installed new blinds throughout. Doesn’t the living room look elegant, with its lovely fireplace and bay window?

Some of the rooms have had parts re-plastered and in one of the bedrooms, part of the ceiling had to be replaced with new plasterboard. All surfaces are made good prior to painting.

New door screens have been fitted and the side door has been replaced completely.

A new garage door has just been installed and looks great. The previous garage door was broken.

Repainting should happen shortly in the bedrooms and bathroom and at the end of the job, a new front door/screen will be added.
